EICR & Electrical Testing in Welwyn Garden City
Electrical Installation Condition Reports for Homeowners, Landlords & Businesses
What Is an EICR?
An Electrical Installation Condition Report (EICR) is a detailed inspection and test of an existing electrical installation to assess its condition and identify potential safety concerns.
An EICR helps establish whether an electrical installation is satisfactory for continued use and identifies defects, deterioration or other issues that may require attention.
At Huenique Electrical, we carry out electrical inspection and testing for homeowners, landlords and commercial property owners throughout Welwyn Garden City and surrounding areas of Hertfordshire.
Who Needs an EICR?
Homeowners
An EICR can help identify electrical safety issues, particularly in older properties, before purchasing a home or when planning renovations.
Landlords & Rental Properties
Landlords in England are generally required to have their rented properties’ electrical installations inspected and tested at least every five years, or sooner where required by the previous report.
The inspection must be carried out by a qualified and competent person, and the resulting report must be provided in accordance with the applicable regulations.
Commercial Properties
Electrical inspection and testing helps businesses assess the condition of their electrical installations and manage electrical safety obligations.
What Does an EICR Include?
Our electrical inspections typically include:
-
Inspection of the consumer unit or distribution board.
-
Testing of electrical circuits and protective devices.
-
Assessment of earthing and bonding arrangements.
-
Checks for damaged or deteriorated electrical accessories.
-
Identification of electrical safety concerns.
-
An Electrical Installation Condition Report detailing the findings.
The extent of inspection and testing depends on the installation, its accessibility and any agreed limitations.
Understanding Your EICR Results
Following the inspection, you’ll receive a report explaining the condition of the electrical installation.
Observations may include the following classification codes:
C1 — Danger Present
An immediate risk of injury exists. Immediate action is required.
C2 — Potentially Dangerous
A potentially dangerous condition has been identified. Urgent remedial action is required.
C3 — Improvement Recommended
An improvement is recommended, but this observation alone does not make the report unsatisfactory.
FI — Further Investigation Required
Further investigation is required without delay to determine whether danger or potential danger exists.
An EICR is classified as unsatisfactory where C1, C2 or FI observations are recorded.
If remedial work is required, we can explain the findings and provide a quotation for the necessary electrical work.
EICR Prices
Our domestic EICR inspections start from £160+ VAT for properties with up to six circuits.
The final price depends on the number of circuits, distribution boards, property type and the extent of inspection required.
